Prior to the chosen date of your home inspection, your home inspector will send you an e-mail with a standard client agreement for your review. This agreement will be completed by you and your inspector before the inspection begins.

Your inspector will meet you at the property on the agreed upon date and time. The inspection itself can take approximately 3 to 4 hours depending on the size and state of the property being inspected. You are encouraged to accompany your inspector during the inspection process and they will be happy to address any questions or concerns that may arise.

Following the guidelines set out in the Ontario Association of Home Inspectors Standards of Practice, your inspector will perform a visual examination of the home’s accessible systems and components including but not limited to:

• Structures, coverings, ventilation, gutters and downspouts
• Exterior structure, coverings, garages
• Windows and doors, decks and porches, driveways and pathways
• Interior components, attics, flooring, insulation, walls and ceilings
• Foundation
• Electrical systems
• Plumbing systems
• Heating and cooling systems

Once the inspection has been completed, within 24 hours, your inspector will provide you with a detailed professional report outlining any observed flaws or deficiencies and associated recommendations, including pictures, diagrams and current information on building components. Once you have had a chance to review your report, our inspectors are available to answer any questions you may have.
